Resort real estate, but make it a comeback tour
VICI Properties just announced a deal with Club Med to acquire and redevelop the Carambola Beach Resort in St. Croix, turning the property into the future Club Med St. Croix. In plain English: this isn’t a sleepy hotel refresh. It’s a full-on reboot of a Caribbean vacation spot with a brand that’s basically synonymous with all-inclusive escapes.
Why VICI cares
VICI has made a business out of owning the land and buildings behind entertainment and hospitality experiences people actually want to show up for. Resorts fit that playbook nicely: if the concept works, the real estate can become a long-lived cash machine while someone else handles the sunscreen and snorkeling.
Club Med gets back on U.S. turf
For Club Med, this is a little like an encore. The company is calling it a return to U.S. shores, which gives the brand a fresh flagship in a market where travelers keep trading “staycation” talk for actual vacation receipts.
Big picture
Deals like this don’t scream fireworks, but they do tell you what management thinks has staying power: experiential assets with recognizable brands attached. If VICI keeps stitching together these kinds of properties, it reinforces the idea that this REIT wants to be more than a landlord — it wants to be the landlord for your next vacation fantasy.
