New deal, same old money machine
Ares Management is adding another cog to its fee-generating machine. The firm said an Ares Real Estate fund and PSP Investments have formed a new joint venture aimed at investing up to $2.4 billion in U.S. logistics real estate.
Why logistics? Because the warehouse boom still has legs
If you’ve ever tracked a package and wondered why there are so many giant boxes near highways, there’s your answer. Logistics real estate is the unglamorous but very necessary plumbing of e-commerce and supply chains, and Ares is betting that demand for distribution space stays sticky.
What investors should watch
For Ares, the big question isn’t just the size of the JV — it’s the business model. Deals like this can mean:
- more assets under management,
- more fee income,
- and more exposure to a real estate segment that can benefit from long-term supply-chain needs.
PSP Investments is the capital partner here, but Ares is the one turning the steering wheel. That makes this a nice little reminder that alternative asset managers don’t need to buy a building one by one to grow; they can just assemble a capital stack and get paid along the way.
Big picture: it’s not flashy, but it’s the kind of deal that keeps an asset manager’s engine humming.
