VICI’s little experiment is getting less little
VICI Properties is still best known for casinos, slot machines, and all the neon-soaked fun that comes with being a gaming REIT. But this time it’s talking up something a little less blackjack, a little more beach vacation: experiential assets like Club Med St. Croix.
That matters because VICI is trying to show investors it can do more than clip coupons from casino leases. The company is using partnerships and financing to build a broader experiential real estate platform, which is corporate-speak for: “We’d like to own more of the places people go to have a good time.”
Why investors should care
A business that depends too heavily on one category can start to look like a one-trick pony. VICI’s push into non-gaming assets gives it a chance to diversify its revenue streams and potentially reduce its dependence on the casino cycle.
If this works, the market may start valuing VICI less like a sleepy gaming landlord and more like a wider hospitality-and-experiences play. That’s a bigger multiple story, not just a bigger portfolio story.
The bigger bet
The real question is scale. One resort deal is cute; a repeatable pipeline is a business model. If VICI can keep stacking partnerships like this without losing discipline on financing, the company could build a second act that’s more resort chic than casino chic.
Big picture: VICI is trying to prove that “experiences” can be a growth engine, not just a buzzword.
